Cyprus Villas is a marketplace operated by Gites.co.uk Ltd. Property owners are responsible for their listings and for providing the accommodation booked by guests.

Listings and commission

Owner listings are free. The standard commission is 15% of payments processed through the platform. Eligible founding owners receive the published introductory rate on qualifying properties and bookings.

Bookings and payment

Payments are processed through Stripe Connect. A booking becomes confirmed when the required payment succeeds. Owners set prices, deposits, cancellation terms and property-specific conditions, which should be agreed with the guest before payment.

Refunds and disputes

Refund eligibility depends on the owner’s agreed cancellation terms and applicable law. Approved refunds are returned through Stripe. Chargebacks and disputes may be handled using booking and communication records.
